Think of yourself as a sales hiring manager. How hard are you going to look for the contact information of a candidate if they can’t even bother to provide it somewhere obvious in the sales cover letter?

Answer: not very hard. That’s why every sales position cover letter needs a header. Usually, you’ll find it across the top, though sometimes the header runs along the side of the page. It needs to include your name, phone number, address, and any other contact information you might have.

Note that while cover letters to clients or professional colleagues might include your company name, a sales job cover letter should not. Under your info, put the date.

2. How To Greet the Employer

Here is where you greet your potential employer. It has two parts: the contact info and the salutation. First, include the same contact info you included for yourself, but relevant to the hiring manager: their name, basic info and company name.

Then greet them.

You can pick from a number of ways to do this, but if you know the manager’s name, that’s the simplest. “Dear Ms. Lannister” is always better than a “Hi there,” “Greetings,” “Dear Sir or Madam” or “To Whom It May Concern.” The former two are too casual, while the latter couple are old-fashioned and make it look like you haven’t bothered to look up their name.

Note: If you can’t be sure of someone’s pronouns, opt for a neutral “Dear Hiring Manager Lannister” or their full name.

3. The Introduction

As with anything else, you have very little time to make a good impression if you want the job. Whether you’re in software sales or yacht sales, you need to punch it right from the beginning.

The introductory paragraph should emphasize why you are an ideal candidate. Remember that this paragraph needs to entice the employer to read further, and readers will lose interest in a boring introduction. Include why you’re applying, any notable sales goals you’ve met or awards you’ve won, and a lead-in to the following paragraph.

Example: I was very excited to see the position of sales manager open at Winterfell Enterprises. In my ten years as an inside sales rep for Targaryen Inc., I have acquired a notable sales record, always meeting my quotas and earning Salesperson of the Year in 2020. I feel strongly that I’d be a great addition to your company as a sales manager.

4. The Body

Here’s where you flesh out your skills and achievements in more detail. Include items such as:

  • Work experience
  • Sales experience and sales skills
  • Communication skills
  • Time management abilities
  • Achievement or award track record

Note that you should avoid bullet points, though you can use them in your sales resume. The same goes for detailing aspects of your education, with the exception being your degree (associate’s, bachelor’s, master’s, etc.), which is appropriate to mention.

Mostly, this is a sales pitch that should include why you’re the best candidate for the job. Your existing knowledge and abilities are critical to whether or not you can land the role you’re looking for, so don’t hold back. While you should never brag or pass on compliments you’ve gotten, you should share exactly why you would be a good fit for the position.

Bad example: I’m told I’m the best salesperson if you have a difficult deal that no one can seem to close.

Good example: I have consistently proved myself as an asset to my employers, closing more than a dozen deals last year that other employees were unable to nail down.

5. The Conclusion

The last paragraph of your sales cover letter should include a summation, references, and the fond wish that you hear from the hiring manager again. It’s okay to use humor here as long as it is tasteful and doesn’t become the focus on the letter.

Sure, the first candidate “improved customer services,” but this opens up a lot of questions:

  • How well did they improve the customer services?
  • Over what timeframe?
  • What kind of impact did this have on the company’s bottom line?

The 2nd candidate, though, mentions all this information, and as such, their cover letter is a lot more impactful. 

#5. Highlight Your Education

Your education can very well replace what you lack in work experience when it comes to entry-level jobs. It can convincingly back up your skills and achievements, as well as help you demonstrate some of your strengths. 

Now, when we tell you to highlight your education, we don’t mean mentioning the title of your diploma and calling it a day. 

Instead, what you need to do to reinforce your skills and strengths is to mention relevant group projects and classwork, extracurricular activities and school clubs, published work, or independent research. 

Highlighting your education can be just as effective if you’re changing career paths.

  • Don’t hesitate to reference achievements that fall outside the bounds of job experience if they’re relevant. Accomplishments from college or internships still elevate your credibility if they built sales-related skills like negotiation or time management.
  • If you’re new to the work world, remember that you’ll need to use a professional email address—preferably one based off your name with nothing extra. And make sure you keep all your personal info as organized and tidy as your sales pitch!
  • Layout is everything when it comes to entry-level resumes since many people struggle to emphasize their strengths. Pick a resume template that shows off strong suits like your B.A. in Communication, and your MS Suite and conflict resolution skills.

Volvo’s cheapest EV is getting even more affordable in the UK with a new entry-level EX30

The EX30, Volvo’s cheapest and smallest EV, is gaining a new entry-level model in the UK. Starting at £32,850, or about $42,000, the Volvo EX30 remains one of the most affordable EV options.

After launching production of the EX30 in China last fall, Volvo’s electric SUV has reached “thousands of customers across Europe.”

Through the first seven months of 2024 , Volvo’s EV sales nearly doubled in Europe, with almost 82,000 models delivered.

“We are pleased to report another month of sales growth, which is driven largely by the sales in Europe,” Volvo Car’s Deputy CEO, Bjorn Annwall, said after releasing July 2024 sales.

Although EV registrations slipped by 1% in Europe in June compared to 2023, Volvo had double-digit growth (+32%) and gained 0.5% market share YOY. A big reason behind Volvo’s growth is its new mini electric SUV.

The EX30 was Volvo’s third top-selling model (EV or hybrid/ICE) last month, with 9,201 units sold in July.

Volvo announced the EX30 is now even more affordable in the UK. Volvo’s cheapest EV in the UK gained a new base model as it looks to meet the demand for smaller, more affordable EVs.

The new entry-level EX30 Core starts at £32,850, or around $42,000. Like the Plus and Ultra trims, the EX30 Core is available with Single or Single Motor Extended Range powertrains. The former provides up to 209 miles (336 km) while the latter gets up to 295 miles (474 km) WLTP range.

Volvo’s EX30 features rear parking sensors and camera, automatic LED lights, and 18″ alloy wheels as standard.

Inside, you will find a 12.3″ infotainment with Google built-in and a dashboard-mounted soundbar. Single Motor Extended Range models include an energy-saving heat pump to optimize power and increase driving range.

The new Volvo EX30 Core is already available to order. Deliveries are expected to start in early 2025.

Meanwhile, EX30 orders are no longer available in the US on Volvo’s website after the low-cost EV was delayed until 2025. The “Reserve” tab was recently replaced with a “Keep me updated” button.

Three drivers contributed to a pickup in New York City investment sales in 1H 2024 resulting in $11.79 billion in trades, up 26% from 2H 2023, according to Ariel Property Advisors’ New York City 2024 Mid-Year Sales Report .

New York City investment sales rose 26% to $11.8 billion in 1H 2024 compared to 2H 2023.

The drivers included:

  • Mortgage maturities. About $900 billion in commercial mortgages will be maturing nationwide this year into a much higher interest rate environment, which is forcing selling and increasing transactions.
  • Legislation. New York State recently approved a new housing policy designed to encourage new residential development, which has finally given commercial real estate investors more clarity.
  • Abundant capital. There is a tremendous amount of capital ready to invest because commercial real estate values in New York City have dropped considerably.

The way owners and investors responded to the drivers depended on the type of office, development and multifamily property under consideration.

A total of $1.3 billion in office buildings traded in New York City in 1H 2024, up 30% from 2H 2023. Of these, 18 office buildings sold because they were facing some kind of distress. These included 1740 Broadway, a mostly vacant office building that Yellowstone purchased from Blackstone for $185 million in a deed in lieu transaction with a special servicer. The property, which is reportedly destined to be converted to residential use, sold for $300/SF, a 69% discount from its previous sale in 2014.

Contrast that scenario with 10 Class A office buildings in great locations, with high tenancy and fantastic amenities whose owners refinanced, recapitalized and engaged in workouts when confronted with mortgage maturities.

In one example, SL Green extended the loan for 10 E 53rd Street for three years by buying it down and bought out a partner at a lower basis, illustrating the confidence of both the borrower and lender in the asset. The first half of 2024 also saw more users acquiring their own office buildings including former New York City Mayor Michael Bloomberg’s charitable foundation, Bloomberg Philanthropies, which bought the building it had been leasing at 980 Madison Avenue for $560 million. In recent years, there have been a number of other owner-users buying office buildings including Google, Wells Fargo, Enchanté and New York University.

Quarter of Development Sales Slated for Office Conversions

The development market grew to $2.2 billion in 1H 2024, up 63% from 2H 2023. Office buildings with plans for converting to residential use accounted for 25% of the development sales citywide.

One of the most prominent office-to-residential conversions will be the Pfizer Building at 219 and 235 East 42nd Street, which is expected to create 1,500 housing units in Midtown Manhattan. Other proposed conversions include 222 Broadway (600 to 800 units), 175 Pearl Street (235 units), 101 Franklin/250 Church (107 units) and 95 Madison Avenue (70 units).

The new housing policy includes office-to-residential tax exemptions. Also, the Adams’ administration has introduced the Office Conversion Accelerator Program to streamline the process. Owners of over 60 buildings have already contacted the office to explore conversions, according to the Department of City Planning.

Housing Policy Helps Revive Residential Development Market

Residential development picked up in the first six months of the year with 31 prime condo development locations trading. Also, developers acquired 18 vested 421a rental sites because the new housing policy extends the completion date to finish these projects to 2031. More land transactions are expected as the housing policy also introduced the 485x tax abatement, which is the successor to the 421a tax abatement program that expired in 2022.

Every Type of Investor Pursuing Free Market Multifamily

The multifamily market grew to $4.1 billion in 1H 2024, up 44% from 2H 2023, with most of the transactions in the second quarter.

Free market buildings, which are mostly unregulated, accounted for 63% of the dollar volume in the first six months of the year. Every type of investor is chasing free market assets including institutions, international and private capital because of the positive fundamentals this asset offers in New York City.

The city’s constrained housing supply has pushed up rents 26% over the last five years and, at the same time, prices for free market buildings are 33% lower than they were several years ago. For example, free market buildings below 96th Street in Manhattan sold for $1,000 per square foot at the peak, but today it’s closer to $700 per square foot, which is a significant discount and substantially below replacement costs.

Mortgage maturities forced two of the largest free market multifamily sales in 1H 2024 including:

Brooklyn Tower at 9 Dekalb Avenue in Downtown Brooklyn, comprised of 503 residential and retail units, traded for $672 million through a deed in lieu of foreclosure. The mezzanine lender, Silverstein Capital Partners, took over for JDS Development after purchasing the senior loan from Otéra Capital.

The Carlyle Group and Gotham Organization’s purchased 200 West 67th Street for $265 million. A&R Kalimian Realty, the seller, sold the building due to a mortgage maturity and expiration of a 421a tax exemption.

International capital also bought free market properties including 506 East 6th Street and 41 White Street (Germany), 213 Park Avenue South (Japan) and 65 West 55th Street (South Korea), while private investors picked up a number of smaller, tax class protected multifamily buildings in Brooklyn and Manhattan.

Chasing Value: Rent Stabilized Multifamily Buildings

Rent stabilized buildings accounted for 27% of the multifamily dollar volume in 1H 2024. Private investors are attracted to rent stabilized assets because they believe that the regulations in the Housing Stability and Tenant Protection Act (HSTPA) of 2019 are unsustainable and that they will eventually change. Also, the properties are selling for an extremely low basis, in some cases 60% below their pre-HSTPA pricing.

Of the buildings sold in the last six months, 17 were driven by mortgage maturities, while others traded because the owners made a strategic decision to exit the rent stabilized market, reasoning that the housing policies governing these assets make it impossible to add value. Examples of strategic sales include a 15-building Bronx portfolio and 1500 Noble Avenue in the Bronx, both of which were arranged by Ariel Property Advisors.

The largest rent stabilized sale was the approximately $290 million recapitalization of the Bronstein Properties’ 1,966-unit, 43-building portfolio split between Brooklyn, Northern Manhattan, and Queens. Parkoff Properties took the equity position of JP Morgan Chase Asset Management and will remain in the deal. The sale translates to overall pricing metrics of $160 per square foot and $146,000 per unit.

The state’s new housing policy increased slightly the allowance for improving rent stabilized apartments and over the last two years we’ve seen some conversions from rent stabilized into affordable housing, which is the type of alignment between the government and owner/operators that landlords need.

Demand Remains High for Affordable Housing

The third type of multifamily asset, Affordable Housing, is attractive because it aligns the interests of government, mission driven capital and affordable housing developers and operators. Affordable Housing only accounted for 10% of the multifamily dollar volume in 1H 2024, not because of a lack of demand but because of a lack of supply.

One of the most significant affordable transactions was Tredway and ELH’s purchase of an $90 million affordable housing portfolio at 80 Greene Avenue and the Tri-Block Houses Apartments. The buyers committed $10 million to rehab the portfolio so tenants will benefit from better living conditions.

We anticipate more sales activity in New York City in the next 12 months for the following reasons:

  • There will be $4.7 trillion in commercial real estate mortgages maturing nationwide in the next few years.
  • Diverse capital sources, including institutional and international investors, will be attracted to the drop in pricing for commercial real estate.
  • Interest rates are expected to fall.
  • New York’s new housing policy and the Mayor’s City of Yes should encourage more development and greater opportunities including office to residential conversions.
